Market Comparison: What A $4 Million Property Looks Like Across The U.S.

In an exploration of median home prices for Q3 in the United States, Forbes found Iowa to be the lowest in the nation. In the state’s fastest rising market of Burlington, the median price per square foot was just $98, meaning with $4 million, one could theoretically purchase an over 40,000-square-foot home. By comparison, in New York City, where the median price per square foot was $1,444, $4 million puts you in the 2,700-square-feet range.

Read on to find out what $4 million will get you in other distinct markets across the U.S.

Fairfield, Connecticut

Price per square foot: $370

Hidden away at the end of a long, private driveway, this stately property at 1610 Hillside Road encompasses over three acres of manicured land. The lot’s impressive size allows for a number of desirable outdoor amenities, including a tennis court, heated gunite swimming pool and large gazebo with retractable screens and blinds. Additionally, an outdoor grilling area and Tuscan pizza oven, blue-stone patio and children’s playing area can be found on the grounds. Following colonial styling with a modern design, the 10,787-square-foot mansion blends traditional finishes with an open, airy layout. Like the exterior, the interior is well-supplied with amenity spaces such as an art deco-inspired home theater, billiards room and temperature-controlled wine cellar. Despite its massive layout, the home is made cozier thanks to elements like its three fireplaces, wall-papered bedrooms and warm-toned hardwood floors. Other highlights include a sun-drenched foyer, backyard atrium and fully stocked gym.

Las Vegas

Price per square foot: $763

Las Vegas may not be the first place horse lovers have in mind when looking for a home, but rare properties in the area like 5450 West Serene Avenue offer equestrian facilities less than 15 minutes away from the Strip. Tucked away behind a gate on 2 acres, the Las Vegas retreat fits an outdoor arena and a barn with eight stalls, swamp cooler and bunk room. Amenities aren’t just for the horses―the property also features a swimming pool, gazebo and guest house complete with kitchen, laundry and en suite bedroom. The additional four bedrooms are found in the main house. Rustic touches throughout make for an inviting interior, with vaulted, wood-beam ceilings, a copper bar and wood-burning fireplace. The primary suite offers a fireplace, spa bathroom and walk-in closets.

Austin, Texas

Price per square foot: $1,015

Completed earlier this year with designs by award-winning Balzer & Tuck Architecture, 700 East Monroe showcases modern architecture’s move toward natural accents and eclectic influences. Interiors are sleek but not cold, intimate but not crowded and feature high-end finishes without being garish. A motif of arches can be seen in the marble fireplace, openings and front door. Wood elements also run throughout the 3,900-square-foot home, including wide plank floors, custom walnut cabinetry and beamed ceilings. Western sliders make for seamless indoor/outdoor living, leading to the back deck where you will find a swimming pool, pergola and grill. Other notable outdoor spaces include a front patio, gazebo and black-and-white checkerboard balconies. Consisting of five bedrooms and six bathrooms, the property also houses a flex space and bathroom above the two-car garage.

Maui, Hawaii

Price per square foot: $1,807

Built in 2000, this Maui property at 340 Pualoa Nani Place was updated throughout 2020. One of the most significant improvements was the addition of 25 photovoltaic panels, providing eco-conscious energy throughout the home, including the two Tesla Powerwall units. Apart from utilities, the 2,200-square-foot abode also saw updates to its style and design, with the original aesthetic being replaced by a more refined, modern interior. A sleek kitchen features Sub-Zero and Wolf appliances and a sprawling double-waterfall island with seating. Wide sliding glass doors allow for a breezy, open living space. What needed no improvement was the property’s exceptional location. Perched on coastal hills, the home boasts far-reaching views of the ocean and the outer island, perhaps best viewed from the upper lanai. Other outdoor highlights include a pergola with a natural-edge bar top, stone sundeck and swimming pool.

Dale Richardson of Hawaii Life holds the listing.
